How does my first Launch work?
You book with no card up front. We shoot and edit the listing the same way we would any other, then deliver the launch kit through the app, and you pay only after it is delivered. You judge the work on your own listing before any money moves. Love it and you book your next listings going forward.
What areas do you serve?
We are based in Germantown and shoot across Maryland's Montgomery, Frederick and Howard counties, including Germantown, Gaithersburg, Rockville, Bethesda, Potomac, Clarksburg, Olney, Damascus, Frederick, Urbana, Mount Airy, Columbia and Ellicott City. If you list in that part of Maryland, we cover it.
How fast do I get my photos back?
Your delivery time is set the moment you book, and we treat it as a commitment. You book and track each listing in software and the finished launch kit lands through it on the time we set, so you are never left chasing a file or explaining a delay to your seller.
What is included in a Launch?
Every Launch includes the listing photography, a 60-second social reel, all the MLS, Instagram, and Facebook crops sized and ready to post, your own property site, a measured floor plan, twilight exteriors, and MLS remarks plus social captions written for you. You can add a 3D tour, virtual staging, or a filmed walkthrough when the property calls for it.
Do you work with my seller or just me?
We work with you. You keep the relationship with your seller, and we communicate with you, not them. Our job is to make the listing look right and arrive when you expect it, so you stay focused on the deal.
What if I am not happy with a launch kit?
Every Launch carries a reshoot-or-refund guarantee. If the work does not meet the standard you need to put a listing live, we reshoot it, or you do not pay. That holds on your first Launch the same as on every Launch after. The full guarantee terms are published at lumenlisting.com/guarantee.
How do I book a Launch?
Send us the address to book your first Launch, and after that you book each listing in the app in seconds from your phone. We confirm the schedule, text an arrival window the morning of your Launch, and deliver the finished launch kit through the same software.
Do you offer twilight, 3D tours, and floor plans?
Yes, and two of the three cost you nothing extra. Twilight exteriors and a measured floor plan come with every Launch, labeled where they are digitally enhanced so the listing stays inside MLS rules. A 3D tour lets out-of-area buyers walk the home before visiting, and virtual staging turns empty rooms into livable ones. You add what a given listing needs.
